Occupancy & minimum stay

The whole estate is yours: five suites for up to ten guests. The minimum stay is five nights, or ten for arrivals from 18 December to 11 January.

How pricing works

Nightly prices include 10% service charge and 7% VAT; the base rate is shown beneath. Your estimate prices each night at its seasonal rate and includes any event supplements. Groceries and additional services are charged separately.

Savings

Long-stay savings of 10% / 15% / 25% at 7 / 14 / 28+ nights apply to nights outside the festive peak. 10% early-booking saving on High & Peak stays booked 6+ months ahead. Offers do not combine. Your estimate applies the eligible offer giving the lowest accommodation total for your stay.

Event supplements

New Year (31 Dec – 2 Jan) and Songkran (13 – 15 Apr) nights carry a 20% event supplement, already included in every estimate.

Payment & currency

A 30% deposit confirms your dates; the balance is due 60 days before arrival, and stays booked within 60 days are payable in full at confirmation. Pay by secure card link (Visa · Mastercard · Amex) or bank transfer. Our rate card is anchored in US dollars; Thai Baht, GBP and EUR are rounded guide prices, refreshed periodically.

When guests are in residence the estate is entirely yours — we hand over the whole house and stay elsewhere on the island, minutes away if you need us, and as present or as invisible as you’d like.

What is the cancellation policy?

Cancellations 60 or more days before arrival receive a full refund of everything paid. Within 60 days of arrival, payments become non-refundable — though we will always try to move your dates or re-let the nights, and refund whatever we recover. For festive-peak stays (18 December – 11 January) the 30% deposit is non-refundable once confirmed. And if the villa were ever unable to deliver your confirmed accommodation, you would receive a full refund of all monies paid. We recommend comprehensive travel insurance for all bookings at this level.

What is included in the rate?

Exclusive use of all five levels and every facility — infinity pool, complete spa floor, fitness studio, gym, outdoor yoga, cinema, entertainment bar, rooftop deck, all outdoor spaces and grounds. Villa manager, daily housekeeping and gardening staff are included. Massage therapists, personal trainers, boat trips and grocery pre-stocking are arranged separately. Return airport transfers are included with our compliments for inaugural-season stays (December 2026 – August 2027); from September 2027 they are arranged separately. Daily private chef service is complimentary for arrivals to 30 April 2027 and available on request at a charge thereafter — groceries are billed simply at cost plus 20%.

What payment methods do you accept?

The simplest way to pay is by secure card link (Visa, Mastercard or American Express, via Stripe); standard bank transfer in all major currencies (USD, GBP, EUR, AUD, SGD, THB and others) is equally welcome, and cryptocurrency including Bitcoin can be arranged on request. A 30% deposit secures your dates, with the balance due 60 days prior to arrival; stays booked within 60 days of arrival are payable in full at confirmation. Every payment is documented with a professional invoice.
