Booking terms & savings
Occupancy & minimum stay
The whole estate is yours: five suites for up to ten guests. The minimum stay is five nights, or ten for arrivals from 18 December to 11 January.
How pricing works
Nightly prices include 10% service charge and 7% VAT; the base rate is shown beneath. Your estimate prices each night at its seasonal rate and includes any event supplements. Groceries and additional services are charged separately.
Savings
Long-stay savings: 10% at 7+ nights, 15% at 14+ and 25% at 28+. They exclude festive peak nights (18 December–11 January) and Songkran (13–15 April). Early booking saves 10% on High and Peak nights booked 6+ months ahead, excluding New Year (31 December–2 January) and Songkran event nights. Savings do not combine; the best eligible saving applies to each night. The discounted base rate cannot fall below US$1,350 per night, before tax and service.
Event supplements
New Year (31 Dec – 2 Jan) and Songkran (13 – 15 Apr) nights carry a 20% event supplement, already included in every estimate.
Payment & currency
A 30% deposit confirms your dates; the balance is due 60 days before arrival, and stays booked within 60 days are payable in full at confirmation. Pay by secure card link (Visa · Mastercard · Amex) or bank transfer. Our rate card is anchored in US dollars; Thai Baht, GBP and EUR are rounded guide prices, refreshed periodically.

When guests are in residence the estate is entirely yours — we hand over the whole house and stay elsewhere on the island, minutes away if you need us, and as present or as invisible as you’d like.

Your stay at Villa Unity
Five suites, exclusively yours
Five double beds: three king and two queen, each in an ensuite bedroom. Four suites are on Level 4; the Garden Suite is on Level 1. Overnight accommodation is limited to ten. A cot and pram are available on request.
Plan for the hillside
Stairs throughout the property are required to access all areas. There is no lift or step-free access. The pool is unfenced, ungated and unsupervised. Children need continuous adult supervision around the water, stairs and elevated terraces. Discuss your group's needs with the owners before booking.
Personal service, clearly arranged
A resident villa manager and daily housekeeping are included. A caretaker looks after all external areas six days per week. The cleaning team changes bed linen every three days; the pool team visits twice weekly, and pest control monthly and on call. Confirm the service schedule for your dates. Private chef service is THB 5,000 per meal, plus groceries at cost +20%, arranged in advance.
Celebrate together, with room for your guests
Up to 20 people on site in total, including staying guests, has no gathering fee year round when declared in advance. For 21–30 people, the celebration fee is USD 1,177 including 10% service charge and 7% VAT (USD 1,000++), plus a separate refundable THB 50,000 damage and cleaning deposit. Thirty is the absolute cap; only ten may stay overnight. Visitors do not use bedrooms, and the spa floor is for staying guests only.
Declare visitor numbers at booking or at least 14 days ahead. Outdoor music is background level only and ends at 10pm; indoor music in the cinema and entertainment level may continue with doors closed until midnight. DJs or live bands require prior agreement, are outdoors only, and end at 10pm. Visitors leave by midnight. No fireworks, sky lanterns or hired animals/wildlife. Staff after 10pm costs extra, quoted in advance. Parking accommodates up to ten cars; guest toilets are separate from suites across all levels. Catering and hired services cost extra. New Year and Songkran nightly accommodation supplements still apply.
