All rates are per night in USD for exclusive use of the entire estate — all five levels, all facilities, all five bedrooms, up to 10 guests. Five-night minimum.
All rates: exclusive use · up to 10 guests · 5-night minimum (10 nights over peak season) · rates shown ++ (before 10% service charge & 7% VAT), with the all-inclusive total beneath each — the all-in figure is the complete amount payable · long-stay discount 10% / 15% / 25% at 7 / 14 / 28+ nights · 10% early-booking on High & Peak booked 6+ months ahead. Our rate card is anchored in US dollars; Thai Baht, GBP and EUR display equivalents are refreshed periodically from prevailing exchange rates. * Private family months — available by request only. New Year & Songkran weeks carry an event surcharge, confirmed on enquiry. Available to book: 2026 — Sep–Nov by request, Dec onward · 2027 — Jan–Apr, Jul–Aug & Dec.

Included on top of the published nightly rate — our welcome to Villa Unity’s founding guests, not a markdown. The chef’s daily service is complimentary; groceries are billed simply at cost plus 20%.

Villa Unity has never been rented. First staying guests arrive December 2026 — booked directly with the family who built it, no agency in between. Check-in from 3:00 PM; check-out by 12:00 noon.
